The Defect / Legacy / Aftercare Manager will lead a small team within the SUKC and be responsible for managing all of the completed projects, legacy projects and interface with   the teams completing projects. The role covers the whole of the UK project base.

              

The Project Manager will carry out their work in accordance with all of the relevant standard operating procedures in line with the SISK  HSEQS policy. The  Manager will prepare and manage / maintain regular reports for the projects, work with commercial managers to consistently update and manage the risks for the business. Stakeholder engagement is a critical element of this role, to maintain relationships and protect the business from cost and liability.

Responsibilities

Construction & Design

  • Attend project close down meetings and knowledge of the projects ahead of handover, engage with the project teams to understand the job, the design responsibilities and supply chain
  • Understand the specific obligations around defect management for each project.
  • Engage with the project stakeholders and assist setting up the defect management plan.
  • Ensure that information is safely stored in a central place to facilitate access for the required Defects period, so this can be accessed when required.
  • Provide a centralised & comprehensive database of information – using SharePoint or Dalux. This should include all of the O & M’s / drgs and project information in one central system

 

Post Construction – defect rectification period

  • Obtain the defects list and remedy any items and obtain the Certificate of Making Good Defects. Ensure that costs are controlled by applying defects to either design, supply chain or client responsibility
  • Take receipt of any defect notices as issued and manage these to the project requirements
  • Work with project teams to release retentions & bonds after close out of the CMGD
  • Manage the budget around defects and offset responsibilities to others where relevant.
  • Ensure that the records are maintained for the 12 / 24 month DLP
  • Work with the project commercial team to serve notices where relevant to supply chain.
  • Knowledge and understanding of the BSA
  • A good understanding of problem solving with a technical and hands on approach to resolve problems

 

Legacy Projects

 

  • There are a number of legacy projects with various stages of works that all need to managed. It is important that the business manages the risks and report accordingly
  • Manage and oversee projects with PM / SPM’s reporting into the DLA Manager

 

Other

  • Manage and control operating budgets
  • Approve expenditure, appoint sub-contractors, change sub-contractors and sign-off on monthly commercial reports
  • Carry out PDPs with all direct reports and to drive actions/activities identified in individual development plan
  • Stakeholder engagement is critical to this role and good engagement is essential to maintain the business relations

Experience

  • Good working knowledge of Design and Build JCT and NEC3
  • Typically 15 years’ experience on construction projects
  • Programme Management experience
  • Commercial awareness
  • People & Performance Management skills
  • Articulate and numerate
  • Analytical and methodical
  • Track record of the delivery of excellent standards and behaviours in HSEQS
  • Experience in dealing with multiple stakeholders
  • Client facing attributes

Qualifications

Required Qualifications/ Training

 

  • Academic and or Professional qualification in construction related subject. Ideally chartered
  • CSCS for Managers, SMSTS, First Aid
  • BSA knowledge
  • Planning and Temporary works
  • PEP
  • Quality Management

 

Note that there several Sisk mandatory training requirements that will need to be completed including CITB BSA training.
